This has undeniably affected local businesses.
For instance, the former Garito bar in the Can Barbara marina is on the market for a cool €1.45 million, or you could rent it for €9,500 per month. Best Pizza is available for transfer at €280,000, with an additional €3,000 monthly rent. These examples paint a picture of the current commercial landscape.
Chechu Osinalde, director of Gesmorent, a real-estate agency specializing in commercial premises, believes the types of businesses along the Paseo will evolve. He remains optimistic, anticipating a rebound in the bar and restaurant sectors now that the redevelopment is complete. He envisions a transformation, with some lower-end establishments giving way to more upscale options. But here's where it gets controversial... Osinalde also acknowledges a decline in nightlife and the strong opposition from residents. He doesn't foresee the Paseo becoming a high-end shopping destination.
However, the presence of these signs doesn't always signal doom and gloom. Business owners move on for various reasons, including retirement. La Placita pizzeria, located near the Auditorium, is a prime example. Mimo Ezzat Ballal, at 69 years old, is ready to retire after 35 successful years. Despite the changes, his clientele remains loyal, benefiting from the Auditorium's events. The restaurant's traspaso is listed at €480,000.
